Negotiations


Sellers often get excited at this point and they should be because this is what all the hard work has been for.  While it may feel like the hard part is over, in some cases, this can be the most complex part in the sales process.


Evaluating the Offer to Purchase

You might have one offer to consider or in some cases, you may have several competing offers.  Ideally, the buyer has offered you the full price, along with terms that suit you. However, that is not always the case, especially in a buyers’ market. Before making any quick decisions carefully review each offer with your Realtor and if necessary begin a negotiation with the buyer’s agent.

Factors to consider?

  • How close is the offer to your asking price?
  • Will your home appraise for the contract price? Can the buyers secure their mortgage?
  • Does the deposit show the buyer is serious?
  • Are the time periods for condition removal reasonable?
  • Are there any conditions that require you to complete work or provide documentation?
  • Will the possession date work for you?

What if it is not a great offer?

Not every offer will come in perfect, some can even feel offensive at first.  It is important at this stage to try and not take things personally as it is likely not the buyers intent to offend you.  Instead, try to view this as an opportunity to start building a contract that gets you what you need and what the buyer wants.  It does not have to be a “Mission Impossible” sort of situation – a Realtor with strategic negotiation skills will be able to assist in ironing out the details to satisfy both parties.

As your agent, I will carefully explain each term to you and how it could impact the sale both positively and negatively.  You will need to understand the market you are in and how that relates to the price offered and the potential outcomes of countering the offer.

You always have the option of accepting the offer as is, declining the offer, or making a counteroffer. It's always best to prepare yourself and be willing to compromise in some areas. Don’t wait till an offer comes in to start considering your position - negotiations run more smoothly when you have a clear sense of your priorities.
